RESALE
The resale market is still booming in Southern Spain and the Costa
de Almería is no exception. You can purchase anything
from a holiday apartment to a luxury villa. Some people are
now choosing to purchase using 100% cash. However, many still
obtain mortgages from their lenders at home or arrange a mortgage
through a bank here in Spain. The mortgage process is as simple
to set up here as it is at home. We can offer advice on this.
OFF PLAN
Off-plan or 'new-build' properties generally offer the purchaser more
flexibility in terms of payment. Again, you can choose most
types of property from apartment to villa, depending on the
developer and development. Mortgages are always available.
When buying off-plan you will immediately save money: an off-plan
property will be priced at approximately 20% below curren
market value. This means that on completion the property will
be worth approximately 20% more than its purchase price, plus
the increase in market value. Based on typical construction
times it is not unrealistic to realise between 35 and 50%.
Flexibility in payments makes an off-plan purchase extremely attractive.
Usually an apartment would take 18 months to construct and
a villa 12-24 months (depending on the developer), with the
payments spread out accordingly.
